Digital Marketing for Real Estate Agents

You are not going to outrank the portals. Here is what actually wins listings.

Listings, buyers, and the sphere that produces both.

Most Sellers Already Know Who They Are Calling

Agents spend enormous money competing with portals for buyer leads. The listing side tells a different story. In the National Association of Realtors 2025 Profile of Home Buyers and Sellers, reported by Virginia REALTORS, 66 percent of sellers found their agent through a referral or used an agent they had worked with before.

Two thirds of the valuable side of this business never ran a search at all. They asked someone, or they called the agent they already knew.

That should change where the money goes. Stay present with the people who already know you, and win the searches the portals are not built for. BlakSheep Creative is a veteran-owned agency, and we build assets you own rather than audiences you rent.

THE LEAKS

Why Agents Buy Leads and Stay Broke

Busy, visible, and still waiting on the next listing. It is almost always one of these.

  • Fighting portals on their own ground. You are not going to outrank a national portal for homes for sale in your city. Spending to try is the most common way agents burn a marketing budget.
  • Buying the cheap side of the market. Buyer leads are plentiful and slow. Listings are where the money and the leverage are, and they mostly come from relationships.
  • The sphere going cold. Two thirds of sellers use somebody they know or were referred to. If your past clients have not heard from you in a year, that is the leak.
  • Building on the brokerage site. A profile page on someone else domain is not an asset. Change firms and it disappears, along with everything it ranked for.
  • Listings that expire into nothing. A sold listing stops working the day it closes unless the page was built to keep earning as neighborhood content.
  • No answer for the seller question. People search what their home is worth and when to sell long before they interview anyone. That research window is where a listing is actually won.

THE STRATEGY

Own the Sphere, Then the Neighborhood

Be the agent they already know, and own the neighborhood the portals gloss over.

We start with the sphere, because that is where two thirds of sellers come from. Past-client reactivation, a reason to stay in touch that is not a holiday card, and follow up that runs without you remembering to do it.

Then we build hyperlocal. Neighborhood and subdivision pages, seller-intent content about value and timing and preparation, and a site on a domain you own. Portals are built to serve everyone in the country, which is exactly why a specific street, a specific school zone, and a specific question are winnable.

Why Agents Work With Us

We build for individual agents and small teams, not national brokerages.

  • We build what you own. Your domain, your list, your content. If you change brokerages nothing you paid for disappears.
  • We push you toward listings. Buyer leads are easier to sell you and worth less to you. We will tell you that plainly.
  • Veteran-owned and owner-run. You talk to the person doing the work.
  • Cancel anytime. No twelve-month contract.
  • You own everything. Website, domain, profile, client list, phone number.
  • Plain reporting. Listing appointments, past-client touches, and cost per signed listing. Not impressions.

STRAIGHT ANSWERS

Real Estate Marketing Questions, Answered

What agents and small teams ask us on the first call.

No, and chasing it is how most agents waste a budget. Portals win broad searches like homes for sale in a city. What they serve poorly is the specific street, the school zone, the subdivision, and the seller question. Those are winnable and they attract better clients.

Cautiously, and usually less than you are. Buyer leads are plentiful, slow to convert, and expensive per closing. Listings carry the money and the leverage in this business, and NAR data has two thirds of sellers coming from referrals or past relationships rather than an ad.

For most agents, contacting their own past clients consistently. It costs almost nothing, it is where two thirds of sellers come from, and almost nobody does it after the first year. Everything else we build sits on top of that.

Not as your only presence. A profile on someone else domain is borrowed. If you change firms, the rankings, the content, and often the leads stay behind. Build on a domain you own and let the brokerage page be an extra.

Convert them. A sold listing page can become neighborhood content that keeps ranking for years, with real photos of a home on that street and honest detail about the area. Otherwise it goes stale the day the sign comes down.

Sphere reactivation and speed-to-lead can produce conversations within weeks because those people already know you. Neighborhood pages and seller content generally take three to six months to rank, and they compound after that.

Yes, anywhere in the United States. We are based in Denham Springs, Louisiana, and we do not take on two agents competing in the same market.

We look at where your listings actually came from last year, what you own versus what the brokerage owns, how your past clients are being kept warm, and what you are spending on leads. You get a straight read even if you do not hire us.
