What is IDX Broker, and do I have to pay for it separately?

IDX Broker is a service that connects your website to your MLS listing feed so listings display and update on your own domain. It is a subscription you hold directly with IDX Broker, separate from the website build, and the plan you need depends on the features you want. We list that fee in the quote.

Will my MLS allow listings on my own website?

Most boards do through an approved IDX provider, but the rules and the data you can show vary by MLS. That is why we check your board and your feed before quoting. If your board restricts something, you find out from us up front, not after the site is built.

Why WordPress for a real estate site?

Because you own it. The site, the domain, the content, and the area pages are yours, and IDX Broker has a well-supported WordPress integration. Portal and brokerage-provided sites promote the portal or the brokerage, and you lose them the day you move.

Can the site rank for neighborhood searches?

That is what the area pages are for. A page per subdivision, town, or price range with a live feed and real local detail is what shows up for those searches. A homepage with a search box does not. The ranking work is included with every plan; nobody can promise a position.

Does this work for a team or a brokerage?

Yes. Teams get an agent page each, shared listing feeds, and lead routing so an inquiry reaches the right person quickly. We plan that structure up front, because retrofitting a team onto a solo site is messy. Brokerage sites are scoped the same way with more agents.
